Another round of design review is scheduled in January, followed by a master use permit and land sales in the months beyond, before Phoenix Property Co. can then start on its half-block apartment plan at 6220 Roosevelt Way N.E.
That’s to replace the Speakerlab and Definitive Audio buildings with a seven-story, 147-unit project. There’s no declared schedule from the Dallas-based developer.
Weber Thompson is designing the unnamed proposal, with Chinn Construction recently tipped as the builder for the roughly 150,000-square-foot project. Construction is to be Type III-A wood over Type I-A concrete.
The team also includes Site Workshop; landscape architect; DCI, structural engineer; KPFF, civil engineer; A3 Acoustics; Emerald City Engineers, MEP; Bush, Roed & Hitchings, surveyor; O’Brien 360, energy consultant; GeoEngineers, geotechnical; Transpo Group, traffic consultant; and Seattle Tree Consulting, arborist.
Now with two owners, Phoenix’s intended site extends corner-to-corner from Northeast 63rd Street to Northeast 62nd. That’s few blocks south of Roosevelt Station, very convenient to the Whole Foods and other shops.
Apartments will run from open one-bedrooms (or studios) up to two-bedrooms.
Tenants will have 69 parking stalls on two underground levels, to be accessed from 62nd. A bike room will have 123 stalls at grade. A gym is also planned, but no commercial space.
Chinn is also now building Trailside Phase II, near University Village, for Phoenix. Those 171 units, also designed by Weber Thompson, should open by next spring or summer.
