GRAFTON — A new chicken restaurant has been proposed next to the future Chase Bank in Grafton, while plans for a different chicken and bank development hit a speed bump.
The Chick-fil-A planned for the current Office Max space at 1346 N. Port Washington Road is being delayed because the bank that was supposed to be the other user on the site is no longer interested, according to Grafton Assistant Village Administrator and Community Development Director Jessica Wolff.
The original concept plan application from Alrig USA called for a 2.24-acre development that would require demolishing the existing office supplies company to make room for the 4,297-square-foot restaurant with a double drive-thru on the south side of the site.
It had included a plan for a 3,500 square-foot bank — to be named later — with a drive-thru located on the north side.
Wolff said the developer is looking for a new second user.
“They hope to come back to the village early this year,” she said.
Meanwhile, just north of that parcel in the same shopping center, an applicant is requesting an architectural plan review for a Dave’s Hot Chicken at 1210 Port Washington Road. The building will be located south of the Chase Bank at the former 1.88-acre Charcoal Grill site, according to the information submitted to the village of Grafton.
The Architectural Review Board will take up the plans at its meeting Wednesday.
The proposed development includes a 2,509-square-foot building with an outdoor patio on the west side of the building near the customer entrance, according to the application. The restaurant includes a dining area, order area, kitchen and restrooms. The parking lot and trash enclosure would be shared with Chase Bank.
The applicant is planning to begin construction in March 2025 and be completed by October 2025.
Dave’s Hot Chicken was started in 2017 by three friends in East Hollywood, Calif. It has grown to more than 200 locations across the U.S. including in Menomonee Falls, Milwaukee and Wauwatosa.
According to its website, the restaurant offers seven levels of heat — or spiciness — for its chicken ranging from none to reaper level. It has sandwiches, sliders, tenders, bites and more.
The Community Development staff has recommended approving the plan, with several conditions, including revising the plans to include details on the patio fencing for approval by the community development director and revising the plans to include details on vents and other façade openings which shall be the same color as the adjacent building material.
The Grafton Plan Commission is expected to take up the plan at its Jan. 28 meeting.
Also at Wednesday’s meeting, the Architectural Review Board will take up the request for modifications to the multi-family residential development known as The Farmstead on Falls at 1160 Falls Road.

The development will include:
– One building with 172 market-rate rental apartments on four floors with underground and surface parking. There will be a mix of studio, one-bedroom, two- bedroom and three-bedroom apartment units. The parking level includes a trash and recycling room. The building will be sprinkled.
– Site amenities include a pool with sundeck, outdoor grilling stations, community rooms, fitness center, car care station, tenant storage, recreational path and fenced dog park with shelter.
– A decorative “pump house” at the western stormwater pond.
– A commercial outlot on Port Washington Road for a future 7,000-square-foot multitenant building. This building will be reviewed separately at time of development.
The developer, Brian McClaren of H. Knox Development, is requesting architectural review for revised plans for the development at the northeast corner of Port Washington Road and Falls Road.
The property was annexed into the village in 2023 and the village has since granted the necessary development approvals. The applicant is now ready to move forward with construction, according to the Architectural Review Board packet. There are no changes to the number of apartments, sidewalks on Port Washington Road and Falls Road or the overall layout of the site.
The changes that are proposed include:
– Removing the underground parking entrances on the south side of the building and adding one entrance with two garage doors to the northeast side of the building.
– Removing the underground parking beneath the main parking lot and adding underground parking areas on the northwest and west sides of the building (outside of the building footprint).
– Exchanging portions of the stone exterior building materials for fiber cement siding, changing the balcony railing style (i.e., horizontal to vertical) and changing the patio roof material from standing seam to shingles.
– Replacing the stick-built pump house for a similar pre-fabricated building.
– Removing duplicative pedestrian paths. Access will include one driveway on Falls Road for the apartment building and one driveway that will wrap around the east and north sides of the site from Falls Road to Port Washington Road and provide access to the future commercial building. There will be sidewalks on Falls Road and Port Washington Road and interior walking paths.
The developer is planning to begin construction in April of this year and be completed by October 2026, according to village documents.
