The site spans about 12 acres near Interstate 10.
A property that’s the site of a planned 176,580-square-foot warehouse was sold for $3.12 million in an off-market transaction, said Shaun Mayberry, the senior director of land investment sales at Franklin Street.
Mayberry told the Jacksonville Business Journal that White House Enterprises Corp sold the property to Trusot Developments, a company under Grupo Trusot of Guadalajara, Mexico.
Developers intend to deliver the spec industrial warehouse for lease, Mayberry wrote in an announcement.
The site was last sold for $800,000 in 2020, according to property records.
The site spans about 12 acres and is located at 76 Chaffee Road near Interstate 10 and Beaver Street West. Developers applied for an environmental resource permit with the St. Johns Water Management District earlier this year for the building and two stormwater management facilities at the site, records show.
Along with freeway access and proximity to the future First Coast Expressway, the site is next to a Circle K gas station.
Mayberry, Senior Associate Giovanny Castano and Senior Analyst Keith Wood of Franklin Street were involved with the sale.
