Pennsdale, Pa. — Things are progressing with the development of the District at Lycoming Valley at the former Lycoming Mall property in Muncy Township, as a first tenant has been announced.
The District at Lycoming Valley posted recently on their website that District Cinema will open at the site of the former Regal Williamsport Great Escape theater. The 12-screen theater at 965 Lycoming Mall Circle closed its doors last year as of July 20.
The website hints that a grand opening for the theater will be held soon. “Get ready to experience cinema like never before at 965 Lycoming Mall Circle! The former Regal Theater is gearing up for an epic comeback in Spring 2024 as District Cinema. Prepare for a cool new vibe with upgraded VIP seating in select theaters. Plus, stay tuned for exciting announcements about our local partner who will be serving up delicious concessions. It’s time to rediscover the magic of movies in a whole new way!” the site said.
Megan Dapp, public relations for Famvest Partners, LLC, who currently owns District at Lycoming Valley, said she does not have any additional details to disclose at this time.
Famvest continues to address infrastructure and utilities as part of the first phase of redevelopment of the 135-acre property. The District at Lycoming Valley will eventually be converted into a residential mixed use complex, which could include housing, retailers, and hospitality businesses.

Next steps would include paving the parking lot and eventually demolition of part of the former mall structure. Currently, only two tenants exist at the mall including CubeSmart, which is owned separately, and Burlington Coat Factory. The interior of the mall closed in February 2023. Signs for District at Lycoming Valley have gone up recently at the mall site with a phone number for leasing information.
Last week, the entrance sign at the corner of Lycoming Mall Drive and Lycoming Mall Circle was finally changed from “Lycoming Mall” to “District at Lycoming Valley.” Famvest has not been able to confirm yet what other tenants may go into the former mall space. The former Best Buy store, an outparcel space on the mall grounds that Famvest also purchased with the mall sale in June, remains vacant as well.
